i know that a cat spays to mark territory but what else does it mean:

if no other cats can go past that area?
or does it mean, that it is now that cats territory?

Spaying is the surgical removal of a female cats reproductive organs. I'm assuming you mean spraying, which is when unneutered male cats urinate to mark their territory.

Cats are territorial creatures. By spraying their "territory" it's simply a marker to tell other cats "hey, i was here! This is MY turf" but it by no means makes a boundary that other cats will not cross.

It is best to get a male cat altered, (neutered) to reduce this behaviour, and also to limit the expansion of the cat overpopulation, especially if he goes outside. An unaltered male cat is also more likely to fight over "territory" with other cats, which puts them at risk for many diseases.
